Staging and Preparing Your Home to Sell

You only have one chance for a first impression. Make it count!

The yard – make it look manicured.  Keep the lawn trimmed and edged, fresh mulch in landscape beds, remove dead plants, trim hedges and shrubs, plant colorful flowers near the front door.  Keep sidewalks clean and free of debris.

The front door – needs to be clean, paint if needed, polish or replace front door hardware, make sure the key works easily, sweep outside of front door threshold and porch. Make sure front door mat is neat and clean.
 
The exterior – Power wash if needed including the roof and gutters. Wash the windows, replace rotten wood, paint trim if needed, make sure all storm windows and screens are free from tears and installed properly.

Inside Checklist
The Interior – De-clutter, store all excess furniture and accessories, freshen up walls and trim – paint if necessary, remove dated wallpapers, keep walk ways and stairways clear, keep personal pictures to a minimum.

Make it look cheerful! – open blinds and drapes, clean windows, replace light bulbs, and turn on lights for night showings

Bathrooms and kitchens are a main focus for buyers. Wash down cabinet doors,  Clean appliances, stove, refrigerator, microwave, light switch plates, make sure drawers open easily and are organized, make sure these areas smell fresh and clean, clean tile and caulk as necessary, these areas should shine!

It's Show Time!
Pets – Make sure they are out of the way and not underfoot.  Just putting them in the garage with out being restricted doesn’t work. Buyers want to see the garage.
If possible take them out of the house while being shown.

Go for a drive - Buyers feel more comfortable looking if the sellers aren’t hanging around.  They stay longer and give the house more consideration.
They aren’t there to socialize they are looking to purchase a new home.

Let the agents do their job- Let the agents show your home. You may accidentally say
something that could be seen as a negative by the buyer. Their agent knows what they are looking for and will point out those features.
